About hush

Hush Developments was established in 2004 by Ian Hughes. Having worked in the New Homes Industry since 1988 for Fairclough and St James Homes (part of the Berkeley Group of companies) Ian decided to start Hush Developments, a company which would source prime plots of land in only the best locations and then design multiple-unit development projects using the very best Architects and Planning Consultants available.

Having moved back to Bournemouth from London in 2003, Ian commenced his initial land acquisitions in Sandbanks, Canford cliffs and Branksome Park in Poole, Dorset. Specialising in Planning & Design, Hush secured new, multiple-unit projects in 2004, 2005, 2006, 2007 and 2008 – obtaining planning permission on each and every project that they undertook.

Over the following years, Hush sold their projects to local and national Developers, paying a premium to their vendors, having created extra value in the land through the planning process. Following the recession, Hush consolidated its portfolio and concentrated on the disposal of its projects whilst starting ‘Hush Superhomes’. Still under the Hush Developments umbrella, Ian decided that Hush should now also cater for the private home owner and in undertaking such; Ian began securing land in Sandbanks (Dorset), St George’s Hill (Surrey) and Central London.

Utilising his previous Sales & Marketing experience and linking this to the Planning & Design skills of his Consultant Team, Ian began Hush Special Projects. Here, new Super Homes and Mansions would be designed by the Hush Team and with planning obtained, the land would then be sold to one of Hush’s private clients with a full Construction and Interior Design Team in place, turning the dream home that Hush had created into a reality for their clients.

Our Clients have the best of both worlds – Super Homes in super locations and a full Project Team in place to build out our projects, adding those bespoke finishing details that are personal to our Clients.Think of it as relay race with Hush running the first two legs! 1) land acquisition 2) design and planning – and then a seamless ‘baton change’ to 3) sale of the land with full design and planning permission in place and 4) a full Project Team steps in to build out the project for Hush Development’s clients.

Another added benefit is that our Clients only pay Stamp Duty Land Tax on the land purchase. It is a very exciting time for Hush with new projects in St George’s Hill, Surrey and North London and we will also continue to locate and acquire prime beach and harbour front sites in Sandbanks, Dorset.
